Riverview Pines Policies

*Please note some policies may have changed due to new ownership! We reserve the right to charge additional fees due to any damages and/or break in policies; plus the right to evict you & your party without refund.

NON-SMOKING PROPERTY

Riverview Pines is a non smoking Property. We are a 100% Smoke free property this includes E-Cigs, Vapes, Marijuana, and Hookah. No smoking is allowed inside nor outside the rooms. No smoking is allowed anywhere on the Riverview Pines Property grounds including the Parking Lot. We encourage our guests to advise us immediately, if they see anyone smoking on our premises. Violators will be evicted and subject to a $500.00 fee. 

Check-In + Check Out

As excited as we are to see you, and sad to see you leave, we do have to remain strict on arrival & departure times to allow our housekeepers an adequate amount of time to clean.

CHECK-IN is after 3 p.m. + CHECK OUT is before 10 a.m.

If you plan on arriving after 8 p.m (during summer/fall), just let us know and we’ll be happy to make arrangements for you.

Parking

Every guest vehicle must be registered upon check-in. Due to being a smaller property, each Riverfront Room and One Bedroom Duplex Cabin is granted ONE parking space each. The Guest House and Two Bedroom Duplex Cabins can accommodate TWO vehicles. Unfortunately, we do not have any extra parking for trailers and visitors of guests. Any unregistered vehicles on property may be towed at owners expense. Please call with any questions, or special accommodation requests.

Reservations + Deposits

During peak season (mid-May – mid-October), a 40% deposit of the total stay is to be paid to guarantee a room(s), cabin(s), or the Guest House. The remaining balance is due on the day of arrival. If booking online during this time, a 50% deposit will be required. Any reservation with 3 or more cabins and/or rooms booked, is considered a group. Cancellations + Changes

We understand life happens, and changes may need to be made. Due to the limited number of cabins and rooms we have, we will try to accommodate any changes but peak season is extremely difficult. The sooner the notice the better.

Rooms:

*Any cancellations 30+ days from your arrival date will be issued a full refund of your deposit, minus a $25.00 cancellation/reprocessing fee.

*Any cancellations or reservation changes less than 30 days, but up to 10 days, of your arrival date, will be issued a full refund of your deposit, minus a $50.00 cancellation/reprocessing and/or rescheduling fee.

*Any cancellations or reservation changes 10 days or less of your arrival date are non-refundable. The entire amount of the deposit will be forfeited.

*There are NO refunds for early departures and “no shows.”

Cabins & Guest House:

*Any cancellations 30+ days from your arrival date will be issued a full refund of your deposit, minus a $25.00 cancellation/reprocessing fee.

*Any cancellations or reservation changes less than 30 days, but up to 10 days, of your arrival date, will be issued a full refund of your deposit, minus a $100.00 cancellation/reprocessing and/or rescheduling fee.

*Any cancellations or reservation changes 10 days or less of your arrival date are non-refundable. The entire amount of the deposit will be forfeited.

*There are NO refunds for early departures and “no shows.”

Groups + Reunions

Groups, reunions, and retreats, oh my! If you’re looking to have one of these, first, bless your heart, and second, know our policies are a bit different due to the limited number of units we have. When booking 3 or more cabins, rooms, and/or the Guesthouse, each party must meet the minimum nightly stay requirements. Plus, a 50% deposit for the grand total is required at the time of booking. This deposit is nonrefundable 60 DAYS from the check-in date. A $50.00 fee will be charged for any changes to your length of stay during this 60-day period (does not pertain to reservation cancellations)

Please note that the deposit can NOT be divided back into separate stays when checking in. If this is the only time you’re seeing your family or friends, and you don’t trust them to pay you back, we highly suggest each party calling us to reserve their room and/or cabin. This makes it much easier for everyone and lends for a less stressed stay. Believe us. Also, we’re ones to have a good time but “quiet time” is at 10 p.m. This is a town ordinance that we must enforce. Please don’t make us.

*For ANY reservation, rates include the number of adults and kids allowed in a room and/or cabin. Exceeding the maximum occupancy in any unit will be subject to extra fees, and eviction WITHOUT REFUND.

Two + Four-Legged Kids

We are family and dog-friendly! Please note that only certain cabins & rooms are dog friendly, and they do fill up fast. Two-legged kids are allowed in all units. Safety is our first priority for all guests, so supervision is required at ALL times of ALL creatures traveling with you. Including your Uncle Larry.

Dog Policy:

Our dog-friendly cabins are #1, 2, 5, & 6; and our dog-friendly rooms are #31-34. There is a two-dog limit per cabin/room, no exceptions, with a $50.00 pet fee per dog. If any extra cleaning and/or repairs are needed due to damages, we reserve the right to charge additional fees.

We understand that your dog is a member of the family, but for their safety, along with the safety of our guests & wildlife, the rules below must be followed. If not, you and your companion(s) will be asked to leave WITHOUT REFUND. These rules may apply to kids and your Uncle Larry too.

*Dogs must be on a leash at ALL times.
*Dogs must be current on all vaccinations, and be on a flea & tick preventative. 
*Dogs must be potty-trained.
*Owners must pick up after their dogs immediately. Poop bags are located across from cabin #1.
*Dogs may not be left unattended for any reason unless in a crate you bring.
*IF your dog is left by themselves, in a crate, but is noisy; you will be notified & must return ASAP.
*Dogs are not allowed on decks and/or patios by themselves.
*Owners must provide their own dog bowls.
*Dogs may NOT under any circumstance chase wildlife. This could be detrimental to both wildlife and your dog(s) and could result in a $1500 fine.

Again, if any of these rules are not followed, you and your companion(s) will be evicted WITHOUT REFUND.

Fishing Information

Riverview Pines property spans the Fall River, and fishing is allowed with a license. If you do not have a license you are fishing at your own risk, and could be ticketed. While fishing is permitted, please note that there are certain restrictions: ONLY FLIES AND LURES are allowed – live bait, salmon eggs, etc. can hurt the trout – plus it is catch and release only!
